You can usually borrow up to the home’s market value, but the buyer’s costs (kosten koper) such as transfer tax, notary and advice fees cannot be financed and are paid from your own savings (eigen geld). New-build homes sold “vrij op naam” (VON) and buying with NHG reduce how much own money you need. Extra savings also lower your loan-to-value, which can improve your interest rate.
