Getting a mortgage as a ZZP’er is possible!
Getting a mortgage as a self employed international in the Netherlands can feel difficult, especially when your company is still growing or your income changes per year. Many ZZP’ers assume they need several years of company history before buying a house becomes possible.
Domek helps self employed internationals understand their mortgage options, prepare the right financial documents and find lenders that work with ZZP applications, even with a one year old company.

Yes. Being self-employed does not disqualify you from getting a mortgage. The process is more involved than for salaried employees, but Domek specialises in ZZP mortgage applications and knows exactly which lenders are open to self-employed buyers — including from year one of your business.
Not always. Some lenders will consider your application from the first year of self-employment, particularly if you have a strong professional background or a previous employment history in the same field. We know which banks are flexible on this and how to present your income in the most favourable way.
Typically you will need your annual financial statements (jaarrekeningen), your income tax declarations (IB aangifte), your KvK registration, and recent bank statements. The exact requirements vary by lender. We tell you exactly what to prepare before the first meeting so there are no delays.
This is a challenging but not impossible situation. It depends on your income level, the size of the mortgage relative to the property value, and which lender we approach. We give you an honest assessment and will not waste your time if the timing is not right — but often there is more possible than people expect.
Yes, though it requires careful preparation. We help you build the strongest possible application by selecting the right lender, preparing the right documents, and presenting your income history in context. Fluctuating income is common among self-employed people and many lenders understand this when it is presented correctly.
Yes. After purchase we help you arrange the right home insurance and can connect you with our tax partners for advice on mortgage interest deduction and other homeowner benefits. Many ZZP migrants are unaware of the tax advantages available to them — we make sure you don’t miss out.
Absolutely. Many of our ZZP clients are skilled migrants from Poland, Romania, India, Ukraine, and many other countries. We offer support in more than 12 languages and understand the specific challenges of being both self-employed and international in the Netherlands — because we have done this thousands of times.
